Rental Contract
Rental Terms of Agreement
**1. Rental Types and Regulations**
A. **Weekday Rentals (Monday-Thursday):**
- Rate: $60/hour
- Non-Refundable Cleaning Fee: $40
- Minimum Booking Time: 1 hour (includes setup and teardown)
- Reduced rates for half day and full day rentals.
- Special Promotions: Any running special will be honored as advertised.
B. **Weekend Rentals (Friday-Sunday):**
- Rate: $75/hour
- Non-Refundable Cleaning Fee: $40
- Minimum Booking Time: 3 hours (includes setup and teardown)
- Reduced rates for half day and full day rentals.
- Special Promotions: Any running special will be honored as advertised.
**2. Deposit & Payment**
A. A $100 deposit is required for each booking.
B. The deposit will be refunded within five business days after the event if no property damage occurs and the Renter complies with all terms of this Agreement.
C. The total rental fee, cleaning fee, and deposit must be paid upon booking to reserve the venue.
D. All payments are to be made via debit/credit card.
E. The Renter is responsible for paying for all time occupied at the venue.
**3. Cancellations**
A. Cancellations made 30 days or more prior to the event will receive a 50% reimbursement of rental fees.
B. Cancellations made less than 30 days prior to the event are not eligible for refunds.
C. Special promotions are non-refundable, and full payment is required at the time of booking.
D. Lessor retains the right to invoice the Renter for any damages incurred during the event. The Renter is 100% liable for any damage to the venue and its furnishings.
E. A standard non-refundable cleaning charge of $40 is added to each event. Additional charges may apply for failure to remove decorations/trash or for neglecting to care for the space.
**4. Facility Items**
A. The Renter will be charged market value for any damages or missing items after the rental/event.
B. The Renter will be charged for any damages to the facility.
C. Restrictions:
- Do not hang anything from the ceiling. Only command strips are permitted on walls. No tape, nails, or tacks are allowed.
- GLITTER is not allowed on premises.
**Facility Includes:**
- Four 6-8 person farm tables
- Two 6ft tables
- Forty-five stacking chairs
- Beverage cart
- Two lounge areas (one couch, two accent chairs, two end tables and two decorative rugs)
- Kitchenette (microwave, mini fridge, freezer)
- Restroom (handicap accessible)
**5. Conditions and Representations and Warranties**
A. The Renter accepts the venue in its delivered condition and acknowledges the opportunity to inspect it.
B. The Renter agrees to indemnify and hold harmless the Lessor and its representatives from any claims or damages arising from the Renter’s use of the venue.
C. Bartenders must be licensed, insured, and bonded, with proof provided to The Social Spot 14 days before the event.
D. Events must conclude by 10:00 PM, and the premises must be vacated by 11:00 PM. No exceptions.
E. Compliance with Fire Ordinances is mandatory. Smoking, flames, candles, and grilling are strictly prohibited. Exits must not be blocked.
F. The maximum occupancy is 60 people, including vendors.
G. Alcohol: No charge for alcohol, no outside consumption, no drinking games, and no service to minors.
H. The Renter is responsible for ensuring orderly conduct by guests and removing any disorderly individuals.
I. Decorations must comply with fire ordinances and cannot be attached to walls or floors.
J. The Renter is responsible for any damages caused by themselves or their vendors and must leave the venue in clean and orderly condition.
K. No equipment or furniture may leave the premises.
L. All Renter property must be removed immediately after the event unless otherwise agreed.
M. The Renter is responsible for clean-up and disposal of litter. Caterers must remove refuse.
N. Animals are not allowed on the premises.
O. Any unmentioned conditions must be approved via a Rental Agreement Addendum.
P. The Social Spot may use photos from the event for marketing purposes.
Q. The Renter will not hold The Social Spot responsible for injuries or thefts occurring on the premises.
R. The Social Spot reserves the right to terminate the event for excessive noise, overcrowding, or any dangerous situations at its discretion.
